How Much Does House Cleaning Cost in the Bay Area?
Pricing depends on more than square footage. Here is what actually moves the number — and how to get a quote you can trust.

If you have searched for a house cleaner on the Peninsula, you have probably noticed that almost nobody publishes a fixed price. That is not secrecy — it is because two homes with the same number of bedrooms can take very different amounts of time to clean. This guide explains what goes into a Bay Area cleaning quote, so you know what to expect and how to compare offers fairly.
The short answer
At Peninsula Gold Cleaning, prices are flat rates based on bedrooms and bathrooms. A regular cleaning starts at $191 one-time (or $152.80 weekly) for a 1-bedroom, 1-bath home, and a deep or move-out cleaning starts at $331. Each extra bedroom adds $25, each extra full bath $42 and each half bath $15. A 3-bedroom, 2-bath regular cleaning is $283 one-time. A recurring schedule (weekly or biweekly) usually costs less per visit than a one-time cleaning, because the home never gets far from clean.
What drives the price of a house cleaning
1. Size and layout of the home
Bedrooms and bathrooms matter more than total square footage. Bathrooms are the most time-intensive rooms in any home — showers, glass, grout, fixtures and floors all need detail work. A 3-bedroom home with 3 bathrooms will take noticeably longer than a 3-bedroom home with 1.5 bathrooms. Multi-level homes add time for stairs and for carrying equipment between floors.
2. Type of cleaning
A regular cleaning maintains a home that is already in good shape: dusting, vacuuming, mopping, kitchen surfaces and bathrooms. A deep cleaning adds the work that builds up over months — baseboards, door frames, inside the microwave, grout, light fixtures and heavy soap scum. A move-out cleaning is the most thorough of all, because the home is empty and every cabinet, drawer and appliance is cleaned inside and out.
3. Current condition
This is the factor people underestimate most. A home that was professionally cleaned two weeks ago is a very different job from one that has not had a deep clean in a year, even if both look tidy. Pet hair, kitchen grease, hard-water buildup and post-renovation dust all add time. This is why we ask for photos: they let us quote accurately instead of guessing and surprising you later.
4. Frequency
Weekly and biweekly clients get the best per-visit value. After the first visit, each cleaning maintains the home rather than restoring it, so it takes less time. Monthly cleanings sit in between: the home is in better shape than a one-time job, but more builds up between visits than on a biweekly schedule. Our guide to choosing a cleaning frequency goes deeper on this.
5. Add-ons
Inside the oven, inside the refrigerator, interior windows, inside cabinets and laundry are common extras. They are worth adding to a first visit or a seasonal deep clean, and rarely needed every time.
Why Bay Area prices are higher than national averages
National cost guides often quote lower numbers than you will see locally. Labor, insurance, transportation and the cost of living on the Peninsula and in Silicon Valley are among the highest in the country. When you compare quotes, compare them against other local, insured companies — not against national averages.
Hourly vs. flat-rate pricing
Some companies charge by the hour; others give a flat price per visit. Flat-rate pricing is easier to budget, and it puts the responsibility for working efficiently on the cleaning company, not on you. Hourly pricing can look cheaper on paper but is harder to predict. Whichever model you choose, ask exactly what is included so you are comparing the same scope of work.
Red flags when comparing quotes
- A price that seems far below everyone else. It often means no insurance, rushed work, or a long list of exclusions.
- No questions about your home. An accurate quote needs bedrooms, bathrooms, condition and the type of cleaning.
- No clear checklist. You should know which tasks are included before the team arrives.
- No way to reach the business directly. A real local company answers calls and texts.
How to get an accurate quote
- Know your bedroom and bathroom count and the type of cleaning you want.
- Take a few clear photos of the kitchen, bathrooms and any problem areas.
- Mention pets, access instructions and anything that needs special care.
- Tell us the frequency you are considering — weekly, biweekly, monthly or one-time.
With that information you can see your exact flat-rate price on our Pricing page or book online, or call or text (650) 434-2080.
